How does a reverse annuity mortgage work? That's a lot to say: reverse annuity mortgage.

0:06
Hi there, I'm Stan The Annuity Man, America's annuity agent, licensed in

0:11
all 50 states and Puerto Rico, founder of the contractual guarantees-only approach

0:16
of just looking at policies for the contractual guarantees, not the hypothetical and theoretical.

0:22
This topic is a good one because I'm going to take it from a myriad of angles because there's a

0:28
lot of misinformation going on out there with the Johnny Appleseed agents, with reverse mortgages,

0:35
etc., and the annuitization of a reverse mortgage. In essence, that's what it is.

0:42
I'm going to do that in Stan The Annuity Man fashion right after this.

0:53
So, let's talk about a reverse mortgage and why you would do that or why people choose to do that.

1:01
In this country, most people's net worth, the majority of that,

1:06
is in a house. They bought it in 1958. It was worth $62,000 then, and now it's worth

1:14
$346,000. Okay? And then their total net worth, including that house, is probably

1:21
$450,000. So they don't have a lot of money to live on. They're in Chapter 2 of their lives.

1:28
I might be talking to you. Maybe, maybe, maybe not.

1:32
But I want you to be very careful out there because I'm going to give you an

1:36
example of what was recommended by an actual fiduciary to a client. It's now a client,

1:43
but they weren't a client when they called me about it, which was horrific.

1:48
Now, I think the reverse mortgage industry is good as a whole. I know there are bad actors out

1:55
there. There are bad actors everywhere, especially in the annuity industry.

1:59
But what people are doing is, here are the generalities of it,

2:04
so don't email me at [email protected], saying, "Well, you got this part wrong."

2:08
In essence, you're saying, "I'm going to get payments for my house,

2:12
and when I die, the reverse mortgage company gets the house."

2:18
That's pretty much it.

2:19
You're creating annuity-type payments with the equity from

2:23
your house. That's fantastic. For a lot of people,

2:28
that's all they have from the standpoint of extra money, "found money."

2:33
Now, what I've seen is the beneficiaries of that house get mad because Mama did a reverse

2:41
mortgage for more income so she could go on a cruise and gamble more. And they're like,

2:45
"That's not, I don't want that because I want the house."

2:47
It's not your house. It's Mama's house.

2:51
She can do what the heck she wants. She doesn't owe you anything.

2:55
But here's the bad story I'm getting ready to

2:57
tell you and what I want you to be very, very, very careful of.

3:04
With reverse mortgages, okay, you're getting the money out of the house,

3:09
and then when you die, that company keeps the house.

3:14
There are agents, and in this case, it was a fiduciary, that were advising Mama

3:19
to take the money from the reverse mortgage and then buy an annuity.

3:23
What?

3:24
That's criminal. We can mince words here, but that's criminal. Criminal.

3:31
When you buy an annuity, and when you do that through us,

3:35
I've got a ton of staff in my Las Vegas office. They actually like

3:38
doing paperwork. I can't believe that, but they do, and they're very good at it.

3:43
But we have to put in that application for any annuity

3:46
that you purchase what's called source of funds.

3:51
What is the source of funds?

3:52
It could be IRA, Non-IRA, Roth IRA, 401(k), 403(b), whatever, land sale, inheritance.

4:01
What it can never be is reverse mortgage.

4:05
What it can never, ever be is a loan to buy an annuity.

4:11
No exceptions.

4:12
Now, Johnny Appleseed agent that needs to make the car payment,

4:16
what they're going to tell Mama to do is take that money from the reverse mortgage,

4:21
put it in the bank account, and then write a check from the bank account to the annuity company.

4:26
What is that in English?

4:28
It's called money laundering.

4:31
That's what that is.

4:33
Because what Johnny Appleseed agent would then say is the money came from a checking account.

4:38
That's called a felony.

4:40
Okay?

4:41
Because when you filled out your mortgage paperwork,

4:45
if you lied on that mortgage paperwork, you could go to prison.

4:51
Same thing.

4:53
Same thing.

4:55
How desperate do agents and fiduciaries, in this case,

5:00
I'm sure most fiduciaries out there that might be watching this are going, "Oh my God."

5:07
You just have to be careful, okay?

5:10
Because you should never, ever, ever, ever use reverse mortgage proceeds to buy an annuity.

5:17
I had one the other day. A guy said, "We have a house that's now worth $2 million."

5:22
And that can happen in today's world. "We bought it for $200,000. It's on this lake,

5:27
and now it's worth $2 million. We want to do a reverse mortgage and buy annuities."

5:31
I'm like, "Can't do it."

5:32
He goes, "Well, the guy down the street can."

5:34
I said, "Yep. He's going to jail."

5:36
You just need to know that because the reverse mortgage is already the annuity.

5:42
So, you want to wear belt and suspenders?

5:44
Belt and suspenders so my butt crack doesn't show when I bend over.

5:49
You don't need an annuity to buy an annuity.

5:52
Okay?

5:53
A 1035 exchange means the annuity you purchased commercially is at a surrender charge,

5:58
and the annuity you're going to is better contractually than the one you're coming from.

6:03
That's a real annuity transfer.

6:07
But to take proceeds from a reverse mortgage on a house to buy an annuity is criminal.

6:13
There's no gray area.

6:14
It's not bad, or that's too bad, or that's just not a good decision.

6:19
No. It's freaking criminal.

6:22
But if you don't have a lot of additional 401(k) or checking account money and you have

6:29
a house that's really appreciated, the first thing I want you to do

6:32
is stop for a second and reward yourself for that.

6:37
Good for you.

6:38
There's no difference between buying a stock and waiting, waiting, waiting, and it's now

6:44
worth a lot, than buying a house and waiting, waiting, waiting, and it's now worth a lot.

6:48
Good for you.

6:50
Good for you.

6:51
That's fantastic.

6:52
I would encourage you to have an honest discussion with your family,

6:57
an honest discussion with your lawyer or your CPA.

7:02
Not your pastor. Please don't get them involved in your freaking finances. Please, please.

7:11
Talk to them and say, "This is what I'm thinking. I'm thinking about taking this asset that's really

7:14
appreciated and then getting some money so we can live a good lifestyle using that money."

7:22
Now, whoever chose Tom Selleck to give that, I mean, all kidding aside, well,

7:29
kind of kidding, it was between me and Tom Selleck for that advertisement.

7:33
He won.

7:34
I don't know why.

7:35
You know? I told them in the interview that I would grow a mustache. Not a

7:40
problem. It wouldn't be as thick as his mustache.

7:43
You know? I could drive up in an '83 Ferrari. Not a problem.

7:49
But they went with Tom.

7:50
And, you know, we all think of Tom Selleck for reverse mortgages.

7:54
I don't know why.

7:55
I mean, they've run a good ad campaign.

7:57
But just be careful out there.

7:59
That's an annuity-type payment.

8:00
You're setting up an annuity-type payment for your home.

8:06
And you can think of it as life only. It's going to pay for as long as you're breathing

8:10
and on a respirator. And when you die, the reverse mortgage company gets the house.

8:18
Not a bad deal.

8:19
It's America.

8:20
Somebody thought of that.

8:21
Somebody's driving around neighborhoods going,

8:24
"Wonder what would happen if I could buy the house and then didn't give them payments."

8:30
That's how it all works.

8:32
That's entrepreneurship.

8:34
Do me a favor. Go to my site, theannuityman.com.

8:36
I've written a bunch of owner's manuals to get for free.

8:40
I do a few of these videos. One a day, seven days a week.

8:43
You're like, "Stan, seven days a week?"

8:45
Seven freaking days a week.

8:49
Okay?

8:50
Somebody said the other day, "Do you just get up in the morning and do a video?"

8:53
No. We fly to a mountain location, inside the mountain.

8:58
We film bunches of videos for a few days. It's like boot camp, you know?

9:02
That's the reason sometimes you're like, "Oh man, you look worn out there, Stan."

9:07
That's the reason.

9:08
We do a bunch of them so that every single day there's new content out there.

9:13
But go to my site.

9:14
You can email me at [email protected].

9:16
And then above my head, there's a video I'd

9:17
like for you to watch called Annuities Are Commodities.

9:21
All annuity types are commodity types that should

9:24
be shopped with all carriers for the highest contractual guarantee.

9:28
I nailed it.

9:30
Nailed it.

9:31
10 out of 10.

9:31
It's like the guy that dove off the top thing in the Olympics, hit the water, no splash.

9:38
I mean, that's how good the video was.

9:40
Watch that video, and I'll see you next time.
