Hi there, Stan the Annuity Man,
0:02
America's annuity agent, licensed in all
0:04
50 states in Puerto Rico, the founder of
0:06
CGO, Contractual Guarantees Only. We
0:08
look at annuities for what they will do,
0:09
not what they might do. The contractual
0:12
guarantees of the policies. Today's
0:15
topic is an interesting one. I have a
0:17
couple stories on it. Annuitities or
0:20
annuity versus real estate. Um, let's
0:24
look at that from the standpoint of just
0:26
allocation. Which one makes the most
0:27
sense? how you can choose etc after
0:31
this.
0:35
[music]
0:38
Okay. The first thing that I want to do
0:39
is talk about annuitities and real
0:41
estate. Annuities are transfer of risk
0:44
products. You're transferring the risk
0:46
to the life insurance company that
0:48
issues the annuity to solve for four
0:50
things. The acronym is PIL. Principal
0:52
protection, income for life, legacy, or
0:54
long-term care. One of those four you're
0:56
trying to solve for. Again, principal
0:57
protection, income for life, legacy,
1:00
long-term care. For example, for
1:02
lifetime income, you're transferring the
1:04
risk to that life insurance company,
1:06
issuing the lifetime income guarantee so
1:08
that it's going to pay for as long as
1:10
you're breathing or if you set it up
1:12
with your spouse for as long of as one
1:15
of you is breathing. And we will
1:16
structure it so that 100% of any unused
1:19
money will go to the family and not the
1:21
evil annuity company. Don't hit me with
1:23
if you die come to keep some money
1:25
unless you tell us to do that and you
1:26
hate your beneficiaries and you're
1:27
complete missenthrop. We're going to set
1:29
it up to where the money's going to come
1:31
to your family. So that's annuities
1:33
transfer of risk.
1:36
Real estate,
1:38
you're not transferring risk at all.
1:40
You're shouldering the risk. Long-term
1:42
investment, it's a good one. They don't,
1:43
as as my grandfather used to say, he's
1:45
the one that also said, if you tell the
1:47
truth, you don't have to remember
1:48
remember anything. Which is our business
1:50
model at the annuity man. But he also
1:52
said, "They ain't making land no more,
1:53
son." He's right about that. So, I had a
1:56
situation the other day. Gentleman wants
1:58
to wanted to buy an annuity, but he
2:00
calls me up and he goes, and he was like
2:01
in the application process. He'd already
2:03
made up his mind. It was going through
2:05
the application process. He calls me, he
2:07
goes, "Stan, this this house land came
2:10
up came up for sale just after we talked
2:15
um and after the application was in and
2:17
what do you think? Should I buy the land
2:19
and this beside me or should I buy the
2:21
annuity without hesitation? Buy the
2:23
land. Buy the annuity.
2:27
And he was one of those guys that could
2:28
fix things and he, you know, he was
2:31
handy and all that stuff. See, I can't
2:33
do any of that. Like my wife, see, she
2:35
she married me because, you know, I'm a
2:38
mediocre guitar player. You know, I'm
2:41
I'm some sometimes fun. I buy her all
2:43
kinds of nice things, but I can't fix
2:45
the flapper on a toilet. She has to do
2:48
that. She's from Nebraska. I mean, they
2:50
she they grew up learning that stuff. I
2:52
can shoot a basketball. My dad, he
2:54
didn't teach me how to like change a
2:55
tire, but I can shoot a three-pointer.
2:57
And you know, that's really good when
2:58
you're like applying for a job, you
3:00
know, shooting three-pointers. Hey,
3:02
you're fat. You know, what are you doing
3:03
shooting three-pointers? But the point
3:05
is this guy was he was looking at this
3:07
real estate and I said, "No, we'll
3:08
cancel the application. Go buy the real
3:10
estate." good friend of mine in Winter
3:13
Park, Florida, arguably the top life
3:16
insurance agent in the country, sells
3:17
just straight life insurance. He his
3:20
with his other money, he he buys and
3:22
renovates uh rental houses. I think he's
3:24
got 50 or 60. I mean, this he's like a
3:28
he's like this mogul, but he loves doing
3:30
that. And if he called me up and said,
3:32
"Should I buy an annuity or real
3:33
estate?" Real estate. Because what he's
3:36
doing is creating an income stream from
3:38
the rental properties. That's in essence
3:40
an annuity type payment. Now you have to
3:43
the annuity income stream is turnkey.
3:45
You don't have to mess with it. You
3:46
ain't you ain't got to fix nothing.
3:48
Okay? You ain't got to fix the air
3:49
condition on annuity. But if you know
3:51
how to do that stuff, that's also an
3:52
annuity type payment. We're talking
3:54
about income floor a lot of times.
3:56
What's your income floor? What's that
3:58
amount of money that's hitting your bank
3:59
account every single month regardless of
4:01
what happens? Annuitities, social
4:03
security, pension, dividend stocks, real
4:06
estate,
4:08
rentals. So there's not one that's
4:10
better than the other, but I don't think
4:11
they can be in the same category. I
4:13
don't look at annuitities as
4:14
investments. They're contracts. They're
4:17
transfer of risk contracts. Real estate,
4:20
that's an investment, you know, and
4:22
there's so many variables to that. You
4:24
know, there's, you know, where are you
4:25
living? Taxation, is it a rental
4:28
property? Is it raw land? What is it?
4:30
Are you just buying it because you don't
4:32
want another neighbor? That's why I'd
4:33
buy it. I'd be the guy that like on the
4:35
culde-sac by all the houses. They'd all
4:38
be empty and I'd be at the end of the c
4:40
culde-sac kind of on your neighbors. You
4:42
know, I know what you're saying. Really?
4:44
Yeah, that's me. Um, but so real estate,
4:48
I mean, you really can't compare the
4:49
two. What I'd rather you do is say,
4:52
okay, why am I buying the real estate?
4:54
What is my goal? I always for anything
4:57
investments, because I came from Morgan,
4:59
Stanley, Deanwood, or Payweber, UBS.
5:01
What's your goal? What are you trying to
5:03
do with with annuities? I know what you
5:06
better be trying to do.
5:08
Looking at the contractual guarantees,
5:10
principal protection, income for life,
5:11
legacy, and long-term care. You got to
5:13
solve for one of those. But over here,
5:15
what are you trying to do, Chester? Are
5:18
you just buying land? Are you running
5:20
cattle on it? Are you building a house
5:21
for rental? What are you doing? Good
5:24
teammate of mine from uh from college.
5:26
He could be the tallest and largest
5:29
um building constructor guy in the
5:32
country. He's like 610 340
5:35
in change. But what he does is that he
5:38
buys he buys up houses that are just
5:40
beat up, fixes them up, rents them.
5:42
Fixes up, rents them. My grandfather,
5:45
Hunter Garrison, that gave us all the
5:47
great sayings of, you know, if if you
5:50
tell the truth, you don't have to
5:51
remember anything. That's Hunter
5:52
Garrison. Hunter Garrison worked in the
5:54
textile mills in North Carolina. And
5:57
people out there know what that is. I
5:58
mean, they all got shipped away overseas
6:00
and those plants all closed. But he
6:02
worked as a loom operator and you know
6:05
with any extra money he would build
6:08
houses on his farm and rent them out.
6:12
Rent them out. He and he would you know
6:14
he didn't borrow money. There's no
6:15
borrowing money back then. He'd save the
6:17
money, build the house, rent them out.
6:20
That was a good investment to him. Great
6:21
story on that side note. My grandmother
6:24
Margie um they would not rent to anyone
6:27
back then that had facial hair. So Dr.
6:29
V, you'd be out of business, man. You go
6:31
to rent the house, they'd be like, "Get
6:32
out." Because they called people with
6:34
facial hair woolly boogers. That was it.
6:38
I don't think there's any racial
6:39
undertones. I just think they thought
6:41
they were woolly boogers. And my
6:42
grandfather's like, "If they got facial
6:44
hair, they might not pay the rent on
6:46
time." I'm thinking, "Okay, that's a
6:48
filter. Um, that's I guess that's
6:50
suitability. I don't know." But real
6:53
estate for him made sense. I get calls
6:55
all the time. I did have one the other
6:57
day and the guy calls and he goes, "This
6:58
is my first annuity I'm looking at.
7:00
primarily do real estate. My question,
7:02
my question was, are you good at it?
7:04
Yeah, I'm pretty good at it. Been doing
7:05
it for 30 years. I kind of know what I'm
7:07
doing. Then why are you buying an
7:08
annuity?
7:11
It's how I make my living, but I'm not
7:14
going to put a a square peg into a round
7:16
hole. This guy told me that's what he
7:18
does. That's what he feels comfortable
7:20
with. Now, I did have another call a
7:22
couple months ago. Guy said the same
7:24
thing. And I said, "Well, the real
7:26
estate." He goes, "Yeah, but I don't
7:27
want to do it anymore." Okay, that's a
7:29
whole different story.
7:32
Or he feels like his he's not hitting on
7:34
all cylinders anymore. My wife just she
7:36
don't want to do this anymore. She wants
7:38
me to sell the property. Okay, then buy
7:40
annuities. Buy the contractual
7:41
guarantees and go live your life. Go buy
7:44
your wife all that stuff that you didn't
7:46
buy her because you're buying
7:47
refrigerators and washerd dryers for the
7:49
rental properties you had. But they
7:51
cannot be compared from the standpoint
7:54
of one's an investment, one's a transfer
7:57
risk product. But they both can be
7:59
compared. What are you trying to do?
8:01
What are you trying to accomplish? What
8:03
do you feel most comfortable with? What
8:05
are you good at? What are you trying to
8:08
do with your life? Chapter two. Well,
8:10
I've been doing this for 30 years. I
8:12
don't want to do real estate anymore,
8:13
Stan. I just want lifetime income, the
8:15
same income stream I was getting from
8:16
the houses. I just don't want to fix the
8:18
refrigerator anymore. Got it.
8:21
done. Or Stan, I'm just going to take
8:22
that real estate money and buy mas and
8:24
just get the interest. Okay, got it.
8:28
But annuities and real estate is a great
8:30
example of what are you trying to do?
8:35
What's the goal?
8:38
And when it comes to money, whether
8:39
you're talking about annuity as a
8:41
transfer risk product, whether you're
8:42
talking about the stock market, whether
8:44
you're talking about real estate,
8:45
whether you're talking about art, coins,
8:47
gold, whatever, what's your goal? What's
8:50
your time frame? Don't just meander into
8:54
something and buy it. Well, it sounded
8:55
like a pretty good deal. I thought I'd
8:56
buy it. Okay, great.
8:59
